Golden Ventures REIT marks its trading debut on the SET today with confidence in prime locations and future rental hikes, thus ensuring excellent potential returns.

Golden Ventures REIT opens its first day of trading on the Stock Exchange of Thailand following the success of its trust unit offering to institutional and retail investors at 10 Baht per unit. Being a great alternative for investors with its outstanding potential returns, the REIT showcases premium locations of both its Grade-A office buildings, which are directly connected to BTS stations and designed with a green building concept, drawing attention from prominent local and multinational corporations, as well as leading retailers. Thus, their occupancy rate is close to 100 percent. These factors are supportive to sustainable growth of both buildings.

Mr. Urasate Navanugraha, Managing Director of Univentures REIT Management Co., Ltd., the REIT manager, said REIT units are listed on the SET on April 4, after a successful offering to investors at 10 Baht per unit, as reflected by robust demand from both institutional and retail investors, given their confidence in its excellent potential returns to be generated from both properties.

The REIT will invest in approximately 25-year leasehold rights of the building of Park Ventures Ecoplex (excluding the Okura Prestige Bangkok) and approximately 24-year leasehold rights of land and buildings of Sathorn Square with a combined rental area of 100,000 square meters. With an exceptional, unique architecture, both buildings are also designed with an eco-friendly and green building concept. Park Ventures Ecoplex is located in the heart of Bangkok’s CBD at the Ploenchit-Wireless Road intersection, with direct access to Ploenchit BTS Station and close proximity to the expressway, a plus for road transportation.

Located in Thailand’s central financial district, at the Sathorn-Narathiwat Ratchanakarin intersection, Sathorn Square has a direct passage to the Chong Nonsi BTS Station and is also close to the Sathorn expressway, thereby attracting many leading local and multinational companies, as well as prominent retailers and restaurants.

At the end of September 2015, the occupancy rate of Park Ventures Ecoplex was around 99 percent, with an average monthly rent of 907 Baht per square meter, while Sathorn Square’s occupancy rate was around 96 percent, with an average monthly rent of 745 Baht per square meter. Thus, investors can rest assured that Golden Ventures REIT will generate consistent income and promise future growth.
